Let’s face it: today’s real estate market favors buyers, and some agents may make unrealistic promises. But no matter what kind of a market we’re in, this is what we do promise at each stage of the home selling process.

1. Throughout our association, we promise to:
  • RETURN your calls
  • ANSWER your questions
  • RESPECT your timeframes
  • LISTEN to your needs, hopes and concerns
2. Before we sign the listing contract, we will:
  • INFORM you of local market conditions and what kind of bargaining power you might have for your particular property
  • INVESTIGATE comparable sales in your neighborhood and discuss our findings with you
  • INSPECT your property and neighborhood for features (positive or negative) that might affect your asking price
  • RECOMMEND specific action steps you can take to maximize value and minimize market time
  • EXPLAIN the terms of the listing contract so you’ll know what to expect
3. During the marketing period count on Ross & Associates to:
  • ORGANIZE the collection of all necessary contracts and disclosures
  • ARRANGE for installation of a lock-box and sign (with your permission)
  • PHOTOGRAPH your home’s best features
  • SUBMIT the listing and photographs (up to 20) to the local Multiple Listing Service
  • DESIGN attractive, full-color flyers (to be left both inside and outside your home) so prospective buyers will have pertinent information available
  • ADVERTISE your property on REALTOR.COM, where home buyers and sellers spend nearly 80% of their on-line real estate search time (Media Matrix January 2004 for 10 top Real Estate Sites)
  • ADVERTISE your home as a Current Listing on our website
  • ADVERTISE your listing in a variety of print publications including your local newspaper and other Publications outside your immediate area.
  • PROMOTE your home with our relocation department that represents buyers from all over the country
  • PROMOTE your home to my affiliated lenders and other service providers
  • PROTECT any information that might hurt you in negotiations – such as reasons for selling or urgent timeframes
  • SCHEDULE and supervise open houses if our marketing plan includes them
  • MONITOR the number of showings
  • FOLLOW UP when cooperating agents show your home to their clients
  • REVIEW visitors’ feedback with you
  • EVALUATE the effectiveness of our marketing plan and advise changes as needed
  • UPDATE you on local real estate activity that may affect your sale such as price reductions, pending and closed escrows and expired listings
  • COMMUNICATE with you at the time and frequency of your choosing
4. When offers are received, we will:
  • ANALYZE the terms of the offer
  • RESEARCH the buyer’s ability to follow through including loan pre-qualification and listing status of current property (if the offer is contingent upon its sale)
  • EXPLAIN the benefits and risks of the offer to you
  • DISCUSS with you the advisability of a counter-offer
  • WRITE the counter-offer with terms of your choosing
  • COMMUNICATE your position to the buyer’s agent and follow up to ensure a timely response
5. As we move toward closing, we will:
  • DELIVER all disclosures and reports to the buyer’s agent
  • REVIEW the inspection report and assist you in identifying areas of concern
  • RECEIVE, discuss and negotiate any request for repairs (with your input, of course)
  • COOPERATE with and organize all service personnel (home inspection, appraiser, termite company, etc.) to keep the process on schedule
  • INFORM you of impending deadlines that require your attention
  • MONITOR the buyer’s deadlines and demand their performance as needed
  • ATTEND the buyer’s final walk-through
  • DELIVER YOUR CHECK WHEN ESCROW CLOSES!
