- PERSONALLY select which properties to send via email, based on your specific search criteria and instructions
- COOPERATE with and organize all service personnel to keep the process on schedule
- PREVIEW any properties about which you’d like more information
- COORDINATE viewing appointments for the homes you want to see
- TOUR the properties with you, pointing out the pros and cons of each
- INVESTIGATE the comparable sales on any homes you’re interested in, so you’ll know the fair market value of each
3. During negotiations for the home you’ve selected, count on Ross & Associates to:
- EXPLAIN the terms of the purchase contract, so you’ll understand your rights and responsibilities
- SUBMIT the offer and related paperwork to the listing agent
- FOLLOW UP to ensure a timely response from the seller
- RECEIVE any counter-offer and clarify its terms to you
- RESPECT your concerns about concessions you’re being asked to make
- COMMUNICATE your decision to the seller’s agent
4. While your new home is in escrow we will:
- ENSURE you receive all disclosures and reports within designated time frames
- EXAMINE the escrow instructions for completion and accuracy
- REVIEW the findings with you and assist you in identifying areas of concern
- ADVISE you to consult an expert when appropriate
- ADDRESS with the seller’s agent any issues raised in the disclosures, and negotiate needed repairs
- INFORM you of impending deadlines that require your attention and obtain your signatures as needed
- ARRANGE and attend your final walk-through
- ACCOMPANY you when you sign loan documents
- NOTIFY and congratulate you when documents are recorded and the home is officially yours
